* A satisfactory verification of references, employment, income, and credit must be completed within four (4) days following acceptance of the Promise to Lease;
* The unit is non-smoking (including cannabis);
* No pets are permitted;
* Prior to occupancy, the tenant must provide proof of civil liability insurance with a minimum coverage of $2,000,000;
* The tenant agrees to comply with all building rules and regulations and to assume any fines resulting from non-compliance;
* The tenant agrees not to sublet, assign the lease, or use the unit for short-term rentals (e.g., Airbnb);
* The first month's rent must be paid upon signing the lease;
* The tenant will be responsible, at their own expense, for the replacement of any lost key or fob;
