THE FOLLOWING CONDITIONS MUST FORM AN INTEGRAL PART OF ANY PROMISE TO LEASE:
- A satisfactory verification of references, employment, income, and credit must be completed
within four (4) days following acceptance of the Promise to Lease;
- The unit is non-smoking (including cannabis);
- No pets are permitted;
- Prior to occupancy, the tenant must provide proof of civil liability insurance with a minimum
coverage of $2,000,000;
- The tenant agrees to comply with all building rules and regulations and to assume any fines
resulting from non-compliance;
- The tenant agrees not to sublet, assign the lease, or use the unit for short-term rentals (e.g.,
Airbnb);
- The first month's rent must be paid upon signing the lease;
- The tenant will be responsible, at their own expense, for the replacement of any lost key or
fob;
- The tenant agrees to pay any move-in and move-out fees required by the building management;
- If the unit is rented furnished, the tenant shall give one month of rent as a deposit which will
be given back at the end of the lease if no damages other than normal wear and tear as been done to the furniture;
